REQUEST FOR TITLE REPORT
When opening an order with Corinthian
Title, the unit will produce the initial
report. The preliminary title report can
be issued with a minimum of information,
without even identifying the buyer or the
terms of the transaction.
IN-HOUSE SEARCHING AND EXAMINING
Our title unit performs three initial searches:
Property, Name, and Tax information,
and if provided, the statement of information
judicial records. With that information
we create a preliminary report. Our in-house
searching department helps expedite the
process by obtaining copies of recorded
and filed documents. Corinthian Title has
invested in imagery technology that helps
to accelerate the title search process.
TECHNICAL ANALYSIS
Corinthian Title only employs skilled and
experienced Title Officers to insure
we provide you with an accurate title
report. After the issuance of the initial
title report, the Title Officer makes
a technical analysis of the documents
of record. An interpretive view of all
recorded and filed documents are evaluated
regarding their impact on the title to
the subject property.
INSPECTION REVIEW
If an ALTA coverage is requested, a site
inspection is ordered. From the inspection
report, the initial title report is supplemented
to show any encroachments or other discoverable
off-record matters which could ultimately
impact title.
ADDITIONAL INSURANCE
If co-insurance and/or re-insurance are
needed to complete a transaction and
Corinthian Title has obtained the customer’s
approval, we would coordinate the request
and help expedite the order. As a facilitator
of the transaction,
we try to assume
the responsibility for as many details
as possible and/or are able to direct
you to other resources where necessary,
for example in the case of a lost instrument
bond.
